Balcony Repairs in Poole

Poole has more balconies and roof terraces than most towns, from harbour-view flats in Sandbanks, Lilliput and Canford Cliffs to first-floor terraces over extensions in Parkstone and Lower Parkstone. When the waterproofing fails, the leak usually turns up in the room underneath.

We repair and re-waterproof balconies and terraces that sit over living space, using hard-wearing GRP and liquid-applied systems, and we pay close attention to the places most leaks start: door thresholds, drainage and edges.

Common balcony problems we help with in Poole

  • Water coming through the ceiling of the room below
  • Failed or cracked waterproofing under tiles or decking
  • Cracked or crazed surfaces and worn non-slip finishes
  • Standing water because the balcony has no proper fall
  • Blocked, undersized or missing outlets and overflows
  • Leaks at the patio door threshold or where the deck meets the wall

Why balconies leak

Most balcony leaks aren't in the middle of the deck. They start where the waterproofing stops: under a door threshold that sits too low, at a wall upstand that isn't high enough, round a balustrade fixing that's been drilled through the membrane, or at an outlet that can't cope with a heavy downpour. Tiles or decking laid on top can hide the problem for years.

Repair or replace?

A local repair may be enough when

  • The leak traces to one detail, such as an outlet or a fixing
  • The deck underneath is dry and solid
  • The rest of the waterproofing is well bonded

Full re-waterproofing is usually better when

  • Leaks have appeared more than once
  • The deck is soft or the timber has started to rot
  • There's no effective fall and water ponds
  • The surface finish is worn out and needs replacing anyway

Balconies by the harbour

Salt air, strong wind off the harbour and the bay, and long spells of driving rain all test a balcony in Poole. We use corrosion-resistant outlets and trims, take upstands to a proper height, and plan GRP work around dry weather so it cures properly. On blocks of flats we're used to working with managing agents and coordinating access with neighbours.

If a balcony is being added or changed significantly, planning and building regulations may apply. For repairs and like-for-like waterproofing, that's rarely the case, but we'll tell you if anything needs checking.
