The three most common repairs we carry out here
Ridge and hip tiles that have lost their bedding
Mortar-bedded ridges on estate housing crack, take in water, and eventually lose their grip. Re-bedding is a perfectly reasonable repair, but on an exposed elevation a mechanically fixed dry ridge system tends to be the fix that doesn't come back to bite you.
Perished felt at the eaves
Old bitumen sarking felt tears where it laps into the gutter. Rainwater then runs behind the gutter and down the wall, which usually shows up as damp at the top of an upstairs wall rather than a drip through the ceiling. Eaves protection trays and a re-lapped felt edge sort it out nicely.
Flashings at abutments and extensions
Hampshire has a huge number of rear extensions added to post-war houses. Where the extension roof meets the main wall, cement fillets were often used instead of lead, and they crack within a few years. Replacing them with correctly dressed and chased lead gives you a proper, permanent solution.
Diagnosis before quotation
We inspect the loft as well as the roof, because water can travel a fair way before it shows itself: a stain above a bedroom window may actually start at a ridge two metres away and three metres up. On larger or steeper roofs we'll often fly a drone first so you can see the defect for yourself rather than just take our word for it.
You then get a written quotation that names the defect, the repair and the price — not a lump sum for 'roof works'.
When repairing stops making sense
We'll discuss replacement when battens are failing across the roof, the underlay has deteriorated widely, or the tiles themselves are delaminating. If repairs are becoming frequent, it can be worth comparing further repair costs with re-roofing.
