We assess and, where appropriate, remove it from lofts across Somerset for homeowners whose sale or mortgage has raised questions, or who need the roof space inspected.
Identifying foam in a Somerset loft
- Sprayed insulation bonded directly to the underside of the roof
- Battens, rafters and felt hidden from view
- Eaves ventilation blocked along the full length of the roof
- Condensation forming in a loft that never used to suffer from it
- A lender, insurer or surveyor asking questions about it in writing

Why rural properties suffer more from it
Older Somerset roofs — farmhouses, cottages, converted outbuildings — often have irregular timber and no modern breather membrane. Foam sprayed across that mix seals off the one thing keeping it dry: air movement from eaves to ridge.
Add high ground moisture across much of the county and you've got timber staying damp for longer each year, behind a layer nobody can inspect.
- 1Spray foam bonded to the underlay, battens and rafters
- 2Eaves ventilation blocked
- 3Moisture held against the timber
- 4Rafters, battens and underlay cannot be inspected
What removal involves here
Survey and identification first, then full protection of the access route. The foam's cut back off timber and felt, bagged and taken away, the structure photographed, ventilation reopened and insulation reinstated at ceiling level.
Loft survey
We check the foam type, thickness and how much timber is bonded, and price it from what's actually there.
Strip out
Foam cut back from the rafters, battens and underlay, with the loft and access route protected throughout.
Timber inspection
Once the structure's exposed, we photograph it so the roof can finally be properly assessed.
Reinstate
Waste removed, ventilation reopened at the eaves, and insulation put back at ceiling level.
Weighing the options honestly
Leaving it in place keeps the roof partly hidden. A partial strip may be considered on a fragile roof, while removal may be appropriate where the construction and condition justify it. We will explain what each option addresses.
Leave it
Costs nothing today, but the roof stays hidden and any ventilation or inspection concerns remain to be assessed.
Partial strip
Cheaper, and sometimes it's all that's possible on an awkward roof. Any residue left on the timber will still hide parts of the structure.
Full removal
Removal can expose the timber for inspection and allow ventilation details to be reviewed — and we photograph what was underneath.
Why it matters more here
Somerset air is humid for much of the year, and older Somerset buildings are frequently solid-walled and lime-built, relying on being able to release moisture. Bonding a closed-cell plastic layer to the underside of the roof can reduce air movement at a point where moisture may need to escape.
The timber can then be harder to inspect, because it is encased in foam. A lender or surveyor may ask for more evidence or set its own requirements after reviewing the property and the available inspection information.
The lending and selling problem
A valuer may limit what can be reported on a roof structure that cannot be inspected. Depending on the lender, surveyor, property and evidence available, removal or further investigation may be requested as part of a purchase or lending decision.
Removal can make more of the structure visible again, but the appropriate scope depends on the roof construction and condition.
How we strip a loft
- Inspection first, so we know whether it's open or closed cell and can price it accurately
- Access route and rooms below protected, working area boarded
- Foam cut back and mechanically removed from rafters, battens and underlay
- Timbers inspected and photographed once exposed
- All waste bagged and removed from site for disposal
- Eaves ventilation reopened and any concealed defect itemised in a separate quotation

Insulating a Somerset loft properly
For most houses: mineral wool or board at ceiling level, with a ventilated cold loft above it. It's inspectable, cheap, easily topped up and completely acceptable to lenders.
For a loft in use as a room, insulation between and over the rafters with a maintained ventilation gap and a correctly positioned vapour control layer works best.
